Pencilwrite is built and operated by Dague Holdings LLC in Minnesota. This page explains what we collect when you use pencilwrite.com, what we do with it, and the terms that apply. It is written to be read, not to hide things.

What we collect

• Analytics. We use Google Analytics 4 to understand traffic: pages visited, approximate location, device type, and how you found us. Google sets cookies for this. We do not use advertising or remarketing features.
• Early access signups. If you join the waitlist we store your email address, the strategy you optionally select, and your browser user agent, so we can invite you and prioritize what to build.
• App accounts. If you have access to the Pencilwrite app, we store the deals you save under your account. Your deals are yours; other users cannot see them.

What we do with it

• We email you about Pencilwrite early access and product updates. Nothing else, and you can ask off the list at any time.
• We never sell your data, share it with advertisers, or use it for anything unrelated to running Pencilwrite.

Your choices

Want your email removed from the waitlist, your account data deleted, or a copy of what we hold? Email [email protected] and we will take care of it, usually within a few days. You can also block analytics cookies in your browser; the site works fine without them.

Terms of use

• Not financial advice. Pencilwrite outputs are estimates from the inputs you provide and from public data sources. They are for research and screening, not a substitute for your own diligence, an appraisal, or professional advice. You are responsible for your investment decisions.
• Rent data. The Minnesota rent pages combine HUD Small Area Fair Market Rents, the Zillow Observed Rent Index, US Census ACS estimates, and GeoNames place data. These are estimates that lag the market and vary within a ZIP. Verify with local comps before you rely on a number.
• As is. The site and app are provided as is, without warranty. We work hard to keep the data fresh and the math right, and we fix mistakes when we find them, but we do not guarantee accuracy or availability.
• Fair use of the data pages. You are welcome to reference and link to the rent pages. Please do not scrape at volumes that degrade the site or republish the dataset wholesale without attribution to Pencilwrite and the underlying sources.
